It also assesses regulatory adherence and includes a review of relevant documents, estimated repair costs, and photographic evidence. This report is vital for buyers, investors, or lessees to make informed decisions on their purchase or lease of a property.
4 Point and Wind Mitigation reports answer specific questions an insurance company needs to issue insurance and possibly provide discounts on your policy. Most often they are required on older homes, though recently newer homes and even new construction are becoming more common. We provide these reports according to standards required by insurance companies, and we strongly advise you contact your insurance company when considering ordering these services. We do provide good follow-up support when required, and our reports are digital.
My investor property surveys are specifically designed for the investor who need an overview of a potential property. The inspection is a walkthrough of the property looking at major components, providing verbal information and recommendations on issues. The Big-6 survey will cover the major components of a property including the Roof, Structure, Foundation, Electrical, Plumbing, and HVAC. I will also point any obvious issues beyond the Big-6 when it will cost the investor money. These can be tailored to the investors needs.
My pool and spa assessment evaluates the condition and safety of pool and spa installations. This inspection includes a thorough inspection of the pool and spa structure, equipment (such as pumps, heaters, and filters), and safety features (including gates, fences, and pool covers). Beneficial for homeowners and often recommended during property transactions, this inspection aims to uncover potential safety hazards, ensure the longevity of pool and spa components, and maintain water quality for the health and enjoyment of users.
I conduct manufactured engineering inspections to HUD standards and can provide all three certifications for FHA or VA loan purposes. HUD engineering foundation inspections determine: 1. if the manufactured home is permanently tied down, 2. the home is stable, properly tied down to the piers, and anchored to the ground, and 3. drainage will not affect the home, crawlspace, or basement (if applicable). The report is normally completed within 48-72 hours from teh inspection, and I charge a reasonable rate compared to engineering firms.

We do offer advance testing to include parameters like pH level, hardness, mineral content, and the presence of any potentially hazardous elements.
